Filing the TM30 in Thailand is basically a one-day process, and there have been recent advances as online filing which makes the process easier, which is applicable for hotels, provided that it can navigate through the system.  Moreover, TM30 can be filed for more than one foreigner at a time.

Required documents for the TM30 in Thailand:

  • –          Copy of the foreigner’s passport photo page;
  • –          Copy of the foreigner’s passport visa page;
  • –          Copy of the foreigner’s passport latest entry page;
  • –          Copy of the foreigner’s immigration departure card;

TM 30 for the landlord in Thailand:

  • –          Copy of the title deed of the property;
  • –          Copy of the rental contract;
  • –          Copy of the ID card and house registration of the owner;
  • –          Power of attorney appointing an authorized person to report TM30;
  • –          Completed TM30 Form;

  • ·         Directly at the Immigration Bureau or related Immigration Office located within the area of residence;
  • ·         Filing by registered post mail or at the local post office;
  • ·         Filing online. Only applicable if the landlord is not obligated to pay an outstanding fine;

TM30 in ThailandAfter registering, foreigners will need to request the landlord to send an official receipt which the foreigners can use when going to the Immigration Bureau for their visa renewal. Under Section 38 of the Immigration Act B.E. 2522, the housemaster or owner of the residence, or the hotel manager where the foreign national is staying in Thailand should notify the Immigration office located in the area within 24 hours from the time of arrival of the foreigner concerned. If the area has no Immigration Office, the local police official for that area should be notified. In case the residence where the alien is staying is located within the Bangkok area, such notification should be reported to the competent official at the Immigration Division.

The TM30 requirements for registration is definitely more complicated compared to a regular hotel registration process. Most property owners are reluctant to welcome foreigners as guests. Foreigners are currently not asked for proof of TM30 registration upon departure, as long as they do not overstay or seek extension to their visas, foreigners are most likely to avoid getting detected.
